American Recover and Reinvestment Act of 2009

A $250,000 write-off!
 Section 179 Federal Income Tax Deduction: This deduction has been increased as part of the American Recovery and Reinvestment Act of 2009 and it allows a company to deduct the first $250,000 of equipment (Section 179 Property) purchased in 2009 from their taxable income.

50% Bonus Depreciation (expires December 2009)
The American Recovery and Reinvestment Act of 2009 also allows for a special 50% bonus depreciation for equipment placed in service for use in your trade or business for the production of income before January 1, 2010. This deduction allows an additional 50% first-year depreciation on the adjusted basis of qualified new equipment.

Many times successful business owners advise others that in order to be successful you will need professional support in certain areas.  No matter who gave such advice, a good CPA is almost always listed.  The reasons why obviously involve bringing expertise into the day-to-day operation and management of a business as a resource, not only when absolutely necessary for the annual preparation of tax returns; which will seldom, if ever, help determine the success of a business.  If you are a business owner, in selecting and using a CPA, you should fully ask yourself what it is you want, need or expect.

Presently, a public practicing CPA, Steven provides accounting, systems, due diligence and tax services to small and medium size businesses.  Steven re-entered public accounting in May of 2003 after many years in private industry.

     Prior to public practice, Steven was the Chief Financial Officer of Flagship Marinas, providing financial and accounting services of an owned and managed portfolio that ranged in size from $25 to $65 million in annual revenues.  Steven was responsible for all financial reporting, including GAAP financial statements.  The marina operations encompassed rental real estate, slip rental, dry boat storage, boat rental, convenience stores, hotels, RV parks, boat service, and boat sales.  He joined Flagship Marinas in 1998 as Operations Controller, and headed the design of both systems and procedures.  He was promoted to Chief Financial Officer in November of 2000.

     From May of 1996 through May of 1998, Steven held contract assignments for GE Capital, Genesis Capital Advisors and JPN Properties providing tax, accounting, loan underwriting and project underwriting services for various real estate ventures.

     In March of 1988, Steven joined Pace Realty Corporation as Controller.  He was instrumental in installing and implementing systems to position the company to meet the reporting needs of an emerging institutional client base, and the company has continued to evolve as a Dallas area management leader to a very respectable institutional client base, which include Lasalle Partners, CALPERS, Merrill Lynch, and many others.  During his tenure, the number of units managed reached over 6,000 units, and the Company has experienced continued success and growth.  Steven received a promotion in 1992 to Vice President, Investment Services, and performed due diligence and acquisition services for investors in addition to oversight of accounting functions until he left the company in May of 1996.   

     Prior to Pace Realty Corporation, Steven worked two and one half years in public accounting with Arthur Andersen & Company.  In addition to being a Certified Public Accountant, he has an MBA in Finance and is fluent in Spanish.
